How the timeline works in Arizona

Arizona lenders foreclose through a trustee's sale, without going to court. The process starts when a Notice of Trustee's Sale is recorded with the county.
The sale cannot be held sooner than the 91st day after that notice is recorded.
The owner can reinstate the loan, by paying the missed payments and costs rather than the whole balance, up to 5:00 p.m. on the last business day before the sale.
That reinstatement right is what makes a sale to us possible: we pay that amount to the trustee, and the sale is cancelled.
