How it works, in four steps
- You call. We ask about the house and the loan, and you authorize the trustee or servicer to tell us the exact amount needed to catch the loan up.
- We make a written offer: what we pay to bring the loan current, and what we pay you in cash.
- A licensed title and escrow company handles the closing. We pay the closing costs.
- From closing on we make the mortgage payments through a third-party loan servicing company, and you can see proof of every payment.
What you should know up front
- Your loan stays in your name. We take title to the house "subject to" the existing mortgage. We explain in writing what that means before you sign anything.
- It is not right for everyone. If you have a lot of equity and enough time, listing with an agent will often put more money in your pocket. We will tell you when that is the case.
